However, rehearsed, scripted presentations delivered with good energy and enthusiasm win every time. Also, be aware of time. A presentation that goes longer than 30 minutes shifts from selling to telling. The longer it is, the less likely it is that you are going to get the listing.
Finally, motivated sellers want an aggressive agent to take charge. They want someone who understands the business, and, most importantly, tells the truth.
